Essential Responsibilities- Coordinate and collaborate with Asset Managers, Finance and Risk team in the preparation of quarterly valuation reporting - Support portfolio analyst to transmit to Paris and Norwalk through Operating Reviews a clear picture of the market situation and portfolio performance of Iberia - Prepare presentation for planning sessions, run ad-hoc analysis for arbitrage decision - Leasing analysis: analyze leasing & renewal activity, build pipeline reports comparing leasing performance and pricing impact vs. market - Perform Net Operating Income comparisons to historical actual performance & budget, build a database to have NOI actuals vs plan by asset and concept - Drive the modeling of property cash flows in Dyna and/or work with Dyna Analysts to make modeling adjustments, work on ensuring that calculated valuations are reliable from a market perspective - Develop deep-dive analysis on the specific assets with impairment risk - Build a market research database and work with risk in order to better structure market data within the country to make it available for everyone and for any automation - Perform selected site visits and work on local market comparables to ensure appropriate and accurate valuations and assumptions are taken • AM support - Support Portfolio analyst for any ad-hoc analysis or model creation - Support the AM team to run sensitivities on value creation during lease negotiation - Train AM team on new/enhanced reporting tools developed internally or by the US - Run edit checks on the valuation assumptions - Help AM team to search for market comps (rents and sales) - Expand net operating expenses and recoveries analysis Qualifications/Requirements:- BA/BS or equivalent - Business degree from a top university - Working knowledge of English and Spanish - Strong modeling skills in Excel and good knowledge of Powerpoint - Experience in financial statement analysis, financial modeling and/or valuation appreciated - Strong Controllership Mindset - Excellent Analytical Skills - Excellent presentation and documentation skills - Team Player, pro-active and creative - High energy level, self starter - Proven ability to work effectively under pressure & meet deadlines - Strong interpersonal and communication skills - Detailed oriented
